Helping Retail Franchise…Businesses Expand Regionally

Problem

Dunkin Donuts, Subway, Peoples United Bank & Verizon Wireless needed to expand to new business locations within Fairfield County but had to meet multiple nuanced location requirements.

Solution

Experienced Pyramid brokers like Brian Dornan know the market and their clients’ needs and requirements. “We make a point of knowing what our clients want, researching it and being adaptable, says Brian. “If it’s a restaurant there are food issues i.e. will the landlord allow it, will they compete with the other established businesses…Most retailers like to locate on high traffic roads and are concerned that their sign is very visible from all directions…Dunkin Donuts, for example, likes to be located on the ‘morning drive’ side of the road”.

Outcome

After a two-year search, Pyramid successfully helped Dunkin Donuts expand from their first location on W. Main St. to a prime second location at the corner of Atlantic St. in downtown Stamford. We have worked to find them two locations to lease since our relationship started. The latest space took almost two years to find which reflects the difficulty in satisfying Dunkin Donut’s various location criteria.

Brian Dornan helped Verizon Wireless expand to a total of 25 stores in locations like Stamford, Norwalk, Fairfield, Milford/Orange, W Hartford, Weathersfield, Berlin, Enfield, Avon, Manchester, Old Saybrook, Branford, Waterbury, Cromwell, W. Springfield and Springfield. He helped Peoples United Bank expand to 15 branches in Greenwich, Norwalk, Southport, Fairfield, Bridgeport, Milford, Orange, Southbury and Danbury. And with his help Subway now has 4 locations including Southport and Stamford.

How we did it…

  • Relationships Pyramid has established long-term relationships and makes a point of knowing what their clients want.
  • Market Knowledge Pyramid scours neighborhoods, contacts local architects and Town Halls statewide to find suitable properties.
  • Market Focus Pyramid considers multiple location criteria in their searches including zoning regulations, landlord preferences, visibility, accessibility, parking, competition and more.
